Our property is not wheelchair accessible due to the historic character of our four-story row house built in 1893. American Guest House policies for our Washington DC lodging are listed below. Please read them and contact us if you have any questions. We strive to ensure the comfort and privacy of our guests, and in doing so, we uphold our rules as guidelines for those staying with us.
Reservation Charges
Your credit card will be charged the total amount due by 6 a.m. six days prior to your arrival date. Please see our cancellation notice requirements below so you will not be penalized.
Check-in Time
Check-in time is at 4:00 p.m. If your room is ready you can check in as early as 10 a.m., for an additional $15 per hour fee but we need advance notice for early check-in. If you arrive earlier than planned, please check with us and we will let you know if your room is ready. If you do not see anyone at the desk, just call (202) 379-8626, and one of the innkeepers will assist you. You may drop off your luggage in the Parlor/TV room as early as 10 a.m. If you arrive late (past 9 p.m.), let us know in advance so that we can make the proper arrangements for your late check-in. We do not charge a fee for late check-ins.
Check-out Time
Check-out time is at 11:00 a.m. You will be charged $15 per hour for each additional hour you stay in the room and must vacate the room by 2:00 p.m. at the latest. Please let us know in advance if you will need a late check-out. However, you are welcome to enjoy the common areas, store your luggage in the parlor room, use the guest computer, and help yourself to coffee, tea, hot chocolate, and cookies until 5:00 p.m. on your departure day.
CANCELLATION & CHANGE POLICIES
We must receive your cancellation or change requests VIA EMAIL by the latest 11 AM EST.**Find below the individual cancelation/change policies for each Reservation Option.**
BEST AVAILABLE RATE CANCELLATION POLICY:
This rate type can be canceled for a One-Time CREDIT towards a future stay. NO CASH REFUND & ONE (1) DATE CHANGE ALLOWED.
To qualify for a reservation credit, the cancellation request must be received via email, at the latest by 11:00 AM on the arrival date. No partial refunds are available.
FLEXIBLE OPTION: 6-DAY REFUNDABLE CANCELLATION POLICY:
Cancel your reservation 6 days (144 hours) before your ARRIVAL DATE at the latest by 11:00 am, and you’ll get a full refund. After that, you won’t get a refund or a credit.
LAST MINUTE DEAL: 2-DAY REFUNDABLE CANCELLATION POLICY:
Cancel your reservation 2 days (48 hours) before your ARRIVAL DATE at the latest by 11:00 am, and you’ll get a full refund. After that, you won’t get a refund or a credit.
THIRD-PARTY WEBSITES:
If you made your reservations on a third-party website, i.e., Expedia, Booking.com, Airbnb, and/or their affiliates, you must contact them directly for any changes or cancelations.***
TRAVEL INSURANCE
We strongly suggest that you purchase Travel Insurance to cover last-minute cancellations and changes.
Occupancy / No Entertaining
The occupancy of rooms is for registered guests only. We reserve the right to ask guests to leave, without a refund of reservation if this rule is broken. No entertaining of friends or family is allowed.

Quiet hours are from 9:00 p.m. to 9:00 a.m.

Where to Leave the Room Key at Check-out
Please leave your room key at the front desk as you leave.
Luggage Storage & Handling
We will store your luggage if you arrive early (beginning at 9:00 a.m.) and upon check-out until 5:00 p.m. for no additional charge. We are available to carry your luggage to or from your room from 9:00 a.m. to 9:00 p.m.
Elevator
We do not have an elevator but we are available to carry your luggage up and down the stairs for you from 9:00 a.m. to 9:00 p.m. If you need help outside of these hours, let us know the day before. We can move your heavier luggage into the parlor room downstairs the day before your departure.
Smoking and Cannabis Use
Our Washington DC bed and breakfast is a non-smoking and Cannabis free property. If you smoke or use any type of Cannabis in your room or anywhere on the property we will charge your credit card an additional $200 clean-up fee and will ask you to leave without any type of reimbursement.
Children
We can accommodate children.
Pets
We are not able to accommodate pets. We reserve the right to ask guests to leave without a refund if this rule is broken.
Payment Method
We accept all major credit cards, except American Express cards. Sorry, personal checks cannot be accepted.
Breakfast
Gift Certificates/Cards
We accept Gift Certificates from BedandBreakfast.com and BnBFinder.com for a maximum of $500. Gift certificates can not be applied to discounted rates or to reservations made via a third-party website such as Expedia, Hotels.com, Booking.com, etc.
Forgotten Items
Items left behind may be shipped to you. We charge the regular shipping fees plus a $15 handling fee. Due to a lack of storage space, we can only hold left-behind items up to 2 months after your departure date. If you think you have lost an item on your vacation, please email us.
Parking
We do not have parking at the Guest House. Please visit our Map & Directions page for parking garage options. We strongly suggest that you reserve parking in advance.
Lost Keys
There is a $5 charge for each lost room key.
Laundry
Wash/dry/fold laundry service is available at $25.00 per load.
Accessibility
American Guest House warmly welcomes all guests. However, due to the historic significance of our four-story row house built in 1892, our property is not wheelchair accessible. Removal of necessary physical barriers for accessibility is not readily achievable as such removal would threaten or destroy the historic significance of the property. These barriers include:
- No public parking directly in front of the Inn. Guests must make use of a nearby public parking garage
- No elevator
- Steps leading to the entrance of the Inn
- Numerous steps lead to all guestrooms
- Narrow hallways and doorways are not wheelchair accessible
