Kalorama B&B One Block from the Washington Hilton

Washington Hilton guests who want a quieter Kalorama overnight often stay one block away at American Guest House β€” a historic bed and breakfast, not a small house.

Conference weeks pack Connecticut Avenue. Guests headed to the Washington Hilton for sessions often still want a quieter bed when the day is done.

American Guest House is that overnight: a historic Kalorama bed and breakfast one block from the Washington Hilton entrance.

Where we are

We are at 2005 Columbia Road NW, Washington, DC 20009, in Kalorama (Sheridan-Kalorama).

The Washington Hilton is one block from the front door β€” about a 2-minute walk.

Dupont Circle Metro is a 7-10 minute walk. Embassy Row and the Phillips Collection are an easy stroll from here.

Adams Morgan is nearby for dinner; it is not our home neighborhood.

Coat on, down Columbia Road, and you are on Connecticut Avenue. You do not need a shuttle for Hilton meeting days.

The house

The building is an 1893 Colonial-style / Venetian Gothic row house.

There are 11 guest rooms, each with a private ensuite, original hardwood, antiques, AC, high-speed Wi-Fi, and premium linens.

Most rooms have TVs. We are a historic bed and breakfast β€” not a large hotel floor and not a small house.

Homemade breakfast comes with Standard Rate and Last Minute Deal only.

It is not on Corporate or Non-Refundable.

Expect eggs, French toast, pancakes, frittatas, quiche, house-baked goods, fruit, yogurt, and coffee or tea.

Say if you need a dietary accommodation when you book.

Who this location fits

  • Hilton conference attendees who want to walk to morning sessions without sleeping inside the host hotel.
  • Overflow guests when Hilton blocks sell out or when a group splits between on-site and off-site rooms.
  • Dupont / Embassy Row travelers who want Red Line access and quieter evenings than downtown Convention Center blocks.
  • Mixed itineraries that pair Hilton days with dinners near Dupont Circle, with Adams Morgan nearby for later kitchens.

If you want the Washington Hilton as your hotel, book the Hilton. If you want a historic Kalorama bed and breakfast one block away, book us.

Conference-week tips from the house

  1. Confirm your Hilton agenda and badge pickup notes with the event organizer. We are not the host hotel.
  2. Walk times are short, but Connecticut Avenue can feel busy at session change. Leave a few minutes early for first morning blocks.
  3. Pack light for day bags. Leave the heavy suitcase here after 10am luggage drop.
  4. Breakfast only comes with certain rates β€” read the rate rules before you assume a hot breakfast is included.
  5. Book direct when you can: Check Rates & Availability.

Kalorama vs nearby dining

People often search Adams Morgan because the restaurants and nightlife are close. The house itself is in Kalorama.

That distinction matters for maps, rideshares, and honest local advice.

We will say Adams Morgan is nearby for dinner. We will not treat Adams Morgan as our home neighborhood.

What β€œone block” actually feels like

From the front door on Columbia Road, the Washington Hilton entrance on Connecticut Avenue is a short residential walk.

Guests use it for early badge pickup, evening receptions, and mid-day bag drops back at the house.

You still need organizer confirmation for which Hilton entrance and ballroom your event uses β€” buildings on that block have more than one door.

Dupont Circle Metro remains the backup when your day leaves the Hilton corridor for downtown meetings.

Red Line access is why a Kalorama base near the Washington Hilton works for mixed itineraries without forcing a car.

Breakfast timing on meeting mornings

Homemade breakfast is a reason people book Standard Rate or Last Minute Deal.

It is also why Corporate and Non-Refundable guests should not expect the same meal.

Read the rate before you set a 7:30 a.m. Hilton alarm.

If you arrive before 4pm, luggage storage from 10am lets you walk to an afternoon Hilton session without waiting for the room.

That pattern is common on the first meeting day.

Live inventory sits on Think Reservations. Use Check Rates & Availability to book direct β€” we do not take phone reservations.

Street parking near Columbia Road is often two-hour residential even on weekends, so plan SpotHero or the Hilton garage before you assume a curb space will wait for you.

Guests who mix Hilton meeting days with Dupont dinners often keep the same room all week rather than changing hotels mid-trip.

Eleven ensuite rooms means inventory is finite β€” book the nights you actually need.

If your week also includes a Convention Center day, plan Metro or rideshare from Dupont Circle β€” downtown halls are not a short walk from Kalorama.

Eleven rooms fill fast when Hilton corridor meetings stack in late September and October.
