Homemade Breakfast on Standard Rate and 2-Day Refundable Rate

Homemade breakfast is the quiet reason many guests choose American Guest House when they book the Standard Rate or the 2-day refundable rate. It is not a slogan on every rate. Homemade breakfast is included only with the Standard Rate and the 2-day refundable rate. It is not included on Corporate. It is not included on Non-Refundable. That rule holds every morning we cook in our Kalorama kitchen.

Homemade Breakfast on Standard Rate and 2-Day Refundable Rate

When you reserve the Standard Rate or the 2-day refundable rate, the morning meal cooked in this house is part of the stay. Guests sit in the dining room of this 1893 row house at 2005 Columbia Road NW, Washington, DC 20009, and start the day with food prepared here—not a buffet line across a conference lobby. If your booking is Corporate or Non-Refundable, plan for coffee nearby; breakfast is not on those rates. Ask before you confirm if a cooked morning meal matters to you. The rate type on your confirmation is the only source of truth.

American Guest House is a historic bed and breakfast in Kalorama, a 5-minute walk from the Washington Hilton. We are not the host hotel. Dupont Circle Metro is a 10-minute walk. Embassy Row is an easy walk from that station. Adams Morgan is nearby for dinner and nightlife; it is not where this house lives. The house is a Kalorama home—an 1893 row house run as a bed and breakfast—with 11 ensuite rooms for guests who want a quieter base than a large convention hotel.

What a Cooked Morning Meal Feels Like Here

On the rates that include it, you get a cooked morning meal in a shared dining room, not a grab-and-go bag left at a desk.

Breakfast is served at 8:30, 8:45 or 9am; please book your breakfast time in advance. Expect hot items when we are cooking that day—waffles, eggs, fruit, breads, and coffee that keep conference mornings workable. We do not cater to every individual dietary requirement; if you have a strict allergy or need a special menu, tell us in advance and we will be clear about what we can and cannot do. The point of the included meal on the Standard Rate and the 2-day refundable rate is a real start before the 5-minute walk to the Washington Hilton or the 10-minute walk to Dupont Circle Metro.

Many guests staying for meetings at the Hilton use that hour as the calm window before badge pickup. Others use it before a museum day or a walk down Embassy Row. Either way, it is the house rhythm on the Standard Rate and the 2-day refundable rate. Browse our photo gallery to see the dining room and guest rooms before you book.

Parking, Arrival, and Rate Rules at This Kalorama B&B

American Guest House does not offer parking. There is no on-site lot. Street spaces near Columbia Road are often two-hour residential. SpotHero is the usual nearby option for a garage, and the Hilton garage at Florida and 19th is another paid choice when the neighborhood is full. Never assume free parking at the house—we do not provide it. For maps, walking times, and garage notes, see map, directions, and parking.

Check-in is 4pm to 10pm. Luggage can stay in our parlor from 8am on your check-in day and after check-out until 5pm; earlier drop-off or later pickup can be arranged in advance. Each of the 11 ensuite rooms has a private bath. Wi-Fi is included. Homemade breakfast, again, comes only with the Standard Rate and the 2-day refundable rate. If you are comparing us with hotels near the Washington Hilton, start with our hotels near Washington Hilton page, then come back to rate rules so breakfast expectations stay accurate.

Why Guests Ask About Homemade Breakfast Before They Book

Conference travelers and leisure guests ask the same question: is breakfast included? The honest answer is rate-specific. It is included only with the Standard Rate and the 2-day refundable rate. Corporate and Non-Refundable do not include it. That clarity saves awkward mornings. House truth is not marketing fluff. If you want that cooked meal every morning of your stay, choose the Standard Rate or the 2-day refundable rate when you reserve.

Common follow-ups live on our FAQ: arrival windows, luggage storage, Metro walking time, and what “ensuite” means across the 11 rooms. Read those answers, then book the rate that matches how you want to start the day. If you want the Washington Hilton itself, book the Hilton. If you want a historic Kalorama bed and breakfast a 5-minute walk away—with the morning meal on the rates that include it—book American Guest House.

This is simple hospitality in an 1893 Kalorama row house: cook in the morning, serve in the dining room, send guests out toward meetings and museums. Homemade breakfast is included only with the Standard Rate and the 2-day refundable rate. That is the whole rule. We keep saying it because it is true.
