Policies for Our Washington DC Bed & Breakfast:
Check availability and reserve your room online 24 hours a day. Please call (202) 588-1180 from 7:30am to 10pm if you have any questions. Our office hours are from 7:30am to 10pm.
You may arrive at any time to drop off your luggage. However your room may not be ready until 3:00 PM. An earlier check-in may be accommodated with prior arrangement if your room is available. If your room is ready, you are welcome to settle in. Please check with the Innkeeper at arrival, otherwise, you may leave your luggage in the living room.
We offer front desk service until 10:30pm; later check-in can be accommodated with prior arrangement. Please contact us ahead of time for an entry code to open the front door. We’ll leave your bedroom door unlocked with the key in the room on top of the desk. We’ll take your phone calls until 10:00 PM – please make sure you have all the info you need (including your entry code) by then. In order not to disturb our other guests, we ask that you please be very quiet when carrying your luggage upstairs. There are bedrooms on the lower level.
By 11:00AM – Late checkouts will be charged an additional night’s stay.
We will store your luggage at no charge if you make arrangements with us to do so.
The American Guest House is a Non-Smoking property. We are proud to assure all of our guests a smoke free environment. There are no smoking areas on the premises and we charge an additional $100 per day to clean up your room if you disregard the rules.
We serve a delicious healthy breakfast that includes a fresh fruit salad, your choice of omelets, and more. Breakfast is served every morning from 7:30 AM-9:30 AM Monday through Friday (hot breakfast only until 9:00 AM) and 8:00 AM-10:00 AM (hot breakfast until 9:30 AM) Saturday, Sundays, & Holidays.
We are not able to accommodate children under 10.
We are not able to accommodate pets.
Occupancy of our guest rooms is limited to registered guests only.
Wireless Internet access is available throughout the house at no charge. There is also a computer available to our registered guests in the living room.
Both services are free while you are our guests. Due to demand, registered guests only, please.
There is a $50.00 minimum charge for each Operator Assisted call + minutes used. To avoid this fee, please Do Not use an Operator when making an International and/or Long Distance call. Please check rates before making a long distance call.
We accept cash, traveler’s checks, Visa, Master Card, Discover Card, and some debit cards. Sorry, personal checks cannot be accepted.
If cancelled or modified up to 3 days before date of arrival, a fixed amount of $30 will be charged. If cancelled or modified later or in case of no-show, 100 percent of the first three nights will be charged.
Cancellation of Last-minute reservations made less than 72 hours from the date of arrival will have 2 hours to cancel/change without penalty, (this applies before you check-in only); otherwise we will charge your credit card for the length of your reservation up to a maximum of 3 days. We do not offer this 2-hour courtesy during Special Occasions.
Cancellation/Change during Special Occasions ie., Presidential Inauguration, etc., is 10 days written notice or your credit card will be charged up to 3 days for each room reserved.
Items you leave behind may be shipped to you. We charge the regular shipping fees plus $10 handling fee (for each package handled) to your credit card upon your request. Due to a lack of storage space, we can only hold left behind items for 2 months.
Wash/Dry/Fold laundry service available at $15.00 per load.
There is parking available approximately 2 blocks away. Cost $30 – $36 per 24-hour period.
There is a $5 charge for lost keys.
